The northeast
I personally love the hilly, green and sometimes rugged landscape of the northeast and its tranquil atmosphere far away from mass tourism. Here you will find charming villages with fine dining, authentic Mallorcan cuisine, small galleries, owner-managed stores and much more.
A special feature are the countless bays and beaches along three coastlines, each facing a different direction. Ideal for choosing the right bay depending on the wind and waves. Even in the high season, there are hidden bays where you can end the day in peace.
Towns such as Artà and Capdepera impress with their picturesque old town, a lively market and a historic castle that towers over the village. While the laid-back Colònia St. Pere embodies the classic Mallorca dream of a beach, promenade and inviting restaurants by the water, …
… party animals also get their money’s worth in the lively Cala Rajada. Canyamel, Cala Mesquida and Capdepera are popular addresses for relaxed walks and delicious Mallorcan cuisine.
The northeast offers an excellent infrastructure, including the renowned Rafa Nadal Tennis Academy in Manacor and the American School, which allows families to live comfortably well beyond their vacation. For hikers, cyclists, golfers and water sports enthusiasts, there is a wide range of leisure activities and three well-equipped marinas, making the northeast a year-round destination.
My wife and I live and work in this region and appreciate the proximity to nature, the diverse opportunities and the friendly people who make the northeast so special. The southeast
The south-east of Mallorca is a delight with its diverse coastline, which is characterized by small, natural bays and crystal-clear water. Green hills run through this region, which is generally flatter than the northeast and is usually around 2 degrees warmer. The conditions here are ideal for water sports enthusiasts and anyone who wants to enjoy nature.
The picturesque fishing villages of Cala Figuera and Porto Petro on the edge of the Mondragó Natural Park are perfect examples of traditional Mallorca. The large natural harbor Porto Colom with its charming harbor promenade and excellent restaurants invites you to linger, while the famous Es Trenc beach with its white sand and turquoise-blue water leaves a paradisiacal impression.
Just a few kilometers from the coast lies the creative town of Santanyí, which is popular with an international clientele. The village with its almost 12,000 inhabitants is one of the most beautiful in Mallorca. Its townhouses made of the island’s typical Marés sandstone convey the traditional flair of the Mediterranean island. Many small boutiques, galleries, restaurants and cafés form the heart of the town. There are lively market days here on Wednesdays and Saturdays.

What costs should you plan for when buying a property in Mallorca?
When purchasing a second-hand property, the property transfer tax (Impuesto sobre Transmisiones Patrimoniales) is due. This is based on the sales price of the property and is staggered as follows in the Balearic Islands:
- Up to 400,000 euros: 8 %
- Up to 600,000 euros: 9 %
- Up to 700,000 euros: 10 %
- Over 1,000,001 euros: 11.5%
New buildings are subject to value added tax (IVA – Impuesto sobre el Valor Añadido) instead of land transfer tax, which amounts to a tax rate of 10% for apartments and houses.
In addition, stamp duty (AJD – Impuesto sobre Actos Jurídicos Documentados) is levied, which currently amounts to a maximum of 1.5% in the Balearic Islands (depending on the municipality). This tax is also payable by the buyer.
Other costs include notary fees, which amount to around 0.2 to 0.3% of the purchase price, as well as registration fees for the land register (approx. 0.2%). If you seek legal assistance, you should also factor in legal fees of around 1%.
What costs are incurred when selling a property in Mallorca?
When a property is sold, the capital gains tax, also known as Plusvalía, is due. This tax is based on the increase in value of the property and is calculated on the basis of the cadastral value.
In addition, a profit tax is levied on the sales profit realized. For non-tax residents in Spain, this tax is 19%.
If the seller is not a resident of Spain, a security deposit of 3% of the sale price will also be retained by the buyer. In practice, the notary’s office takes over this task and the amount must be paid to the Spanish tax office within one month.
As a non-resident, do I have to submit a tax return if I own a property in Spain?
Yes, every owner of a property in Spain is obliged to submit an annual tax return – even if the property is not rented out and no income is generated from the property. A local “Gestoria” or your Spanish tax advisor can help you with this.
Why is it advantageous to handle the real estate purchase with a local lawyer specializing in real estate law?
In contrast to many other European countries, the Spanish notary does not check the legal situation of the property when buying real estate. The notary notarizes the sale and checks that the necessary documents are available, but not the legal status of the property. Although an extract from the land register describes the property, it is not checked whether the actual property matches this description.
However, a lawyer specializing in real estate law is obliged to check the legal situation of the property. This legal check gives you as the buyer the necessary security. In addition, the legal representation takes care of the proper registration of the property as part of the purchase process, ensures the payment of taxes due and takes care of the re-registration of electricity, water and registration with the respective municipality.
What documents must be presented when buying a property in Mallorca?
Various documents and bureaucratic requirements are necessary for the notary appointment. First of all, you must apply for a Spanish tax number (NIE – Número de Identificación de Extranjero) if you do not already have one. It is necessary for all legal transactions, such as the purchase of real estate or the registration of utility services such as water and electricity. A valid passport or identity card is also required.
There are many more documents that are required for the purchase process, but the following list contains the basic documents:
- Proof that the last bills for electricity, gas, water, etc. have been paid
- Deed of sale (Escritura) of the property
- Proof of payment of the annual real estate tax (IBI)
- Current extract from the land register
- Energy certificate of the property
- For apartments: Proof of payment of the community costs issued by the president of the community
It is important to note that the requirements for the documents may vary depending on the type of property. Different documents are required for used properties than for new buildings, and additional documents may be necessary.
